We are thrilled to announce the launch of our new website, stoneridgeviera.org. This site is a work in progress, and we have many exciting updates planned. It’s a valuable resource for all things Stoneridge and Central Viera. On the site, you can find association events, useful information, reservation forms, news, and much more. The board of the association is set to convene on May 20th to discuss and vote on several significant matters. One of the primary topics on the agenda is the selection of a new provider for comprehensive lawn care services. This decision is crucial for maintaining the aesthetic and functional quality of the community’s outdoor spaces.
Additionally, the board will review and vote on the renewal of the association’s insurance premiums. This renewal is essential to ensure continued coverage and financial protection for the association and its members.
Another important item on the agenda is the consolidation of multiple bank accounts. This move aims to streamline financial management and improve efficiency in handling the association’s funds.
The meeting will also address various maintenance updates, including the entry gate, pool area, playground, and entry landscaping. These updates are vital for the upkeep and enhancement of the community’s facilities.
The board encourages all members to attend the meeting and participate in the discussions to ensure that the decisions made reflect the collective interests of the community.

Playground Mulch
Big thanks to our mulch heroes! 🌟 The playground has received a fresh layer of new rubber mulch, enhancing its safety and appearance. Special shoutout to our helpers, Liam, Grady and Robbie, for making the playground a better place for everyone! Their hard work has truly paid off, and the playground looks fantastic! A big thank you for their help and commitment to making our community better.
Just an update, the playground roofs are still on the list for replace. It seems that the original parts are difficult to come by, so we are actively looking into alternative solutions to address the appearance.
Entry Landscaping Update
The funding for the entry landscaping project has been approved, and the plan is in place thanks to the dedicated efforts of our association members Leanne, Linda, Melissa, and Jesus. However, we have discovered that the irrigation zones in this area are not operating correctly and have not been for sometime now. It is crucial to ensure that these issues are resolved before we start planting to guarantee the success of the project. We are committed to making sure everything goes smoothly and will address the irrigation problems promptly. Once a date is set, we will send out an announcement. We are excited to see the long awaited improvements of the front entry to our community!
Irrigation Challenges
It has not gone unnoticed that we have several issues with the irrigation system, including dry zones, dead zones, flood zones, misaligned sprinkler heads, and areas such as watering of air conditioning units, driveways, and electric meters. To further complicate matters, the systems aren’t interconnected and have been poorly maintained, resulting in a bad state of repair.
To further compound the issues, invoices and maintenance reports continued to be submitted without details regarding where the repairs were made. Additionally, there has been a lack of routine maintenance with our sprinkler system. We have been trying to work with Automatic Rain to resolve these issues, but due to the ongoing problems, they felt they couldn’t meet our standards and will no longer be servicing the community.
We are now working on a comprehensive lawn care solution that will bundle irrigation services with lawn care, gardening, and fertilizing efforts. This integrated approach aims to ensure all aspects of our landscaping are working together efficiently, ultimately saving the association money.
Pool Area Clean-up and Painting
The deck painting is complete! A big thank you to Chad, Jon, Leanne, and Linda for their hard work. The deck looks amazing and this will help defer costly repairs to a much later date. Colleen and Mario also cleaned up the pool furniture in preparation for the upcoming pool season. A big shout out for everyone helping out!
You might have noticed that some of the cushions are disappearing. They were moldy and falling apart, so we had to say goodbye to them. For now, we’re holding off on buying new cushions since we don’t have a good system to track and maintain them. If you’re planning to enjoy the pool, you might want to bring your own cushions to stay comfy!
Regarding the pool patio, we do have plans to repair the wall where the water fountain was and to repaint. Exciting improvements are on the way!
Just a friendly reminder to everyone: please help keep the area tidy, pick up after yourselves, and make sure doors and gates are closed and locked when you leave. If you’re out for an evening walk and happen by the clubhouse and pool, take a moment to do a quick check. Remember, it’s your clubhouse and pool, and together we can keep it looking great! 🌟
Spectrum Fence Clean-up
Don’t cancel your cable yet! The fence between us and Spectrum had become extremely unsightly and littered. After a simple knock on their door and a pleasant request, Spectrum’s clean-up crew promptly cleaned up the liter on both sides of the fence. We want to extend our thanks to Spectrum for their quick and helpful response making the community better.
Clubhouse Cleaning
Flawless has begun their weekly cleaning of the clubhouse every Wednesday. Additionally, they will be cleaning the sliding doors on a monthly basis. They did a fantastic job, and the clubhouse looks great! We appreciate their hard work and dedication to keeping our community spaces clean and inviting.
Community Walkthrough
Recently, along with Key’s Property, we conducted a walk-through of the community to better understand the drainage and irrigation challenges. During this walk-through, we noted several problem spots that will be addressed over the next few months.
We also reviewed the sidewalk issues and damage. Several trees will need to be removed, and the sidewalks will be ground to remove trip hazards. This work is scheduled to start in June, and announcements will be sent beforehand to keep everyone informed.
We love seeing our furry friends around the community! To keep our shared spaces clean and enjoyable for everyone, please make sure to dispose of your pet’s waste properly. Let’s all do our part to maintain a beautiful and welcoming environment.
Additionally, we noticed that all of the pet waste bag holders are not stocked and in poor repair. We believe our pet owners are responsible and carry their own waste bags, so we plan on removing these holders.
Wind Mitigation Walkthrough
We are delighted to share the success of our recent Wind Mitigation Walkthrough and all the hard work by Dana Weatherman at Keys to make this happen. This initiative was a crucial step in ensuring our community is well-prepared to secure the lowest possible insurance rates.
Please join us at the meeting on Tuesday night to hear more about the insurance rate reduction and how it benefits our community. We look forward to seeing you there!

Rules, Regulations and Policies
Work continues to identify, refine, and gain consensus on our rules and policies. Colleen, Barbara, and Chris are dedicated to ensuring that our association’s guidelines are clear, accessible, and effective. This includes everything from clubhouse reservations, to parking, to community and board conduct.
We appreciate the community’s input and cooperation as we strive to create a fair and well-organized environment for everyone. Your feedback is invaluable in helping us achieve this goal.
Clubhouse Reservations
We are excited to announce that you can now reserve our clubhouse through our website! Owners, please be sure to register to access the new reservation form. Additionally, you can reserve the clubhouse with a $75 refundable cleaning fee.
This clubhouse belongs to all of us, and we want all association members to feel free to use it. Whether you’re planning a party, meeting, or any other event, the clubhouse is available for your convenience. Rules and conditions can be found at stoneridgeviera.org/clubhouse-reservations
Parking Rules
Parking has certainly been a topic with many differing opinions and interpretations. Our rules are clear on several points:
- Boats and campers can only be parked in driveways for 24 hours.
- No parking in yards, blocking sidewalks, or repairing cars outside of garages.
- No street or clubhouse parking between 1am-6am nightly without a parking pass.
Additionally, there are a number of common sense items and laws to keep in mind:
- Don’t park in front of fire hydrants.
- Don’t block streets and intersections.
- Don’t block your neighbors driveways.
- Don’t park in front of your neighbors house without asking permission.
No one really wants to be towed or have someone towed. Let’s all work together to find a common solution. We are working hard to come up with common sense rules that the community can adhere to. We will be reaching out in the weeks to come to solicit ideas and formalize our parking rules.
