A Message from the Board

As a community, there is much to be excited about as 2026 gets underway. We are moving forward with a series of community-wide improvements designed to enhance our curb appeal, protect our property values, and ensure our neighborhood remains a safe and beautiful place to live.

In addition to these updates, please join us in welcoming our newest Board member, Dwight Wolf (3485 Spencer Lane). We look forward to working together to ensure Stoneridge remains a wonderful place to call home.

Upcoming Roofing Projects

Roofing and gutter replacements are scheduled to begin this month for 3414–3444 Spencer Lane, 3634–3664 Spencer Lane, and the Clubhouse.

This schedule is part of the ongoing effort to ensure the long-term insurability of the community and to protect your home. Staying ahead of the aging process on these roofs is essential to keeping our insurance coverage secure and reliable for everyone.

  • The Upgrade: They are installing GAF 25-year shingles, which include a manufacturer’s workmanship warranty and protection against unlimited wind speeds.
  • Parking & Logistics: To accommodate roofing crews and equipment, owners are permitted to park on the streets and in common areas during the construction period for their specific building.

Pool Gate & Safety

There have been some questions and comments regarding the new pool gate setup, specifically that the latch can still be reached by reaching over the fence. While that is true, the change was a necessary legal requirement.

During the annual inspection, the Fire Marshal noted that the previous gate lock didn’t meet safety codes for emergency exits. To get the community back into compliance and avoid potential fines, a new crash bar has been installed.

  • Safety Design: The latch is positioned high to meet specific safety standards. While it remains accessible for adults to reach over and operate, the design is required to help prevent small children from entering the pool area unsupervised.
  • New Keys: If you haven’t picked up a new pool key yet, please contact Dana Weatherman at Keys Enterprise to coordinate a pickup.

Irrigation System Fixes

Paradise Lawns has been working hard to ensure our irrigation system is operating correctly so our landscaping throughout the community can thrive. Here is what has been completed:

  • Front Entry Gate: Paradise finally cleared up why the center island at the entry gate was always dry—it wasn’t actually connected to the irrigation water line. There was no plumbing, no valve, and no connections. They have now finished the plumbing and installed the proper valves to get it working.
  • Better Water Pressure: At the end of Tamarc (on the Spectrum side) and along the Spectrum fence area, the undersized pump was replaced with a more powerful 3HP unit. This finally reaches the “dead zones,” including the common area where the grass wasn’t getting irrigation.
  • Spencer Lane: They fixed a main line break that was causing flooding behind the houses and the fence line. Paradise will continue to monitor the area to ensure the water levels are adjusted correctly.
  • Protecting the Pump: The main controller is now linked directly to the well pump. In the past, two different timers had to be manually synced, which caused issues for both the irrigation zones and the pump itself. This new connection keeps the timing in sync and prevents the pump from working too hard or overheating.

Landscaping & Grounds

With the irrigation system repairs wrapping up, work is being scheduled to improve several areas and keep the community looking its best:

  • Entry Gate & Corner Projects: Landscaping improvements for the front entry gate are being finalized and scheduled. There are also plans to refresh the landscaping at the corner of Bresley and Tavistock.
  • Fence Line & Residential Areas: Work is being scheduled to improve the appearance of the exterior fence line with fresh mulch. During this time, they will also touch up the mulch in residential areas that were missed last month to ensure a clean, uniform look throughout the community.
  • Winter Recovery: On the advice of Paradise Lawns, they are waiting until the end of March to fully assess the plants and palms. They will evaluate next month what needs to be replaced to ensure any landscaping that didn’t survive the recent freezes is properly addressed.

Clubhouse Updates

We’re taking care of a few things at the Clubhouse to make the space more reliable and comfortable for everyone:

  • New Entry System: We are moving away from the old Hikvision system to a more dependable platform. The new setup will use key fobs and cards, which should make getting in and out much smoother. We’ll be sharing registration details with you shortly.
  • Hot Water Solution: We will be replacing the current water heater with a tankless unit. This is a simple fix that finally gets rid of the sulfur odor, runs more efficiently, and frees up some extra storage space in the building.

Painting Update

Now that a number of community projects are underway, the HOA will be re-evaluating the painting schedule. We are currently evaluating the properties to determine which homes need to be painted to ensure we are prioritizing the right areas. We look forward to sharing more information on the timing and the scope of the work in the coming months once this review is complete.
