Dear Residents,

It’s been a dry and challenging start to the summer season. Below are the latest updates on key repairs and projects happening in our community:


💧 Irrigation System Update

We’re happy to report that the main irrigation system is once again fully operational following recent repairs. The pump motor, which had failed due to a bearing issue, was removed last Wednesday, repaired, and reinstalled on Saturday.

We also had a spare pump and motor stored in the clubhouse, which has now been rebuilt and is ready for use if needed.

Additional repairs included:

  • Upgrading the breaker and wiring to support the motor’s 22-amp load (previously on a 20-amp breaker).
  • Rusted electrical and meter boxes, which will be replaced by a licensed electrician.
  • Noting critical safety issues, including a corroded pressure relief valve and the absence of a thermal shutoff.

Due to recent heavy rainfall, we’ve manually shut off the irrigation system to prevent overwatering, as the rain sensors are currently non-functional.

Getting the pump running was our top priority, and now we’ll begin addressing the remaining issues. If you notice any irrigation concerns, please report them to Keys Property Management so we can track and prioritize them. Working together, we can bring the system back to good working order.


🌿 Landscaping Schedule

We’re excited to welcome Creative Lawns, who will now handle all aspects of landscaping, including mowing, trimming, irrigation, and turf treatments. This unified approach will provide a more consistent and coordinated lawn care program.

Here’s what to expect:

  • Weekly Mowing: Thursdays (weather permitting)
  • Detailing: Twice monthly – scheduled for July 4th and July 7th (pending confirmation for the 4th)
  • Turf Treatment: Scheduled for July 25th
  • Irrigation Wet Check: Zone-by-zone sprinkler head inspections twice a month.

🔴🔵 Reflector System Reminder
To opt out of certain services:

  • Red Reflector: No shrub trimming
  • Blue Reflector: No non-turf weed spraying

📋 Reporting & Special Requests
All landscaping concerns and service requests should be submitted through Dana at Keys Property Management dana@keysenterprise.com.
For services outside the community standard, you may also contact Barry at barry@creativelawnenterprise.com.


🚪 Entry Gate Update

Last week, the remote control module for the entry gate failed. A service request has been submitted to Automated Access, and we are awaiting repairs.

To reduce inconvenience, the gate is being left open during the day and closes at night for security. We appreciate your patience as we work to restore full functionality.


🚶 Sidewalk Update

Several sidewalks in the community have developed raised edges that pose trip hazards. We are currently soliciting bids to grind these down and remove the hazards.

We anticipate being able to schedule the work later in July and will provide updates once a contractor is selected.


📝 Submitting Requests & Reporting Issues

We understand that residents may share concerns or frustrations on social media, but please remember that posts on social platforms are not monitored by the HOA or Keys Property Management for official action.

To ensure your concerns are seen, tracked, and resolved, it is essential that all maintenance requests, landscaping issues, irrigation concerns, and general service needs be submitted directly to Dana at Keys Property Management dana@keysenterprise.com.

This process allows us to:

  • Log and prioritize issues efficiently
  • Coordinate with vendors for timely resolution
  • Ensure accountability and follow-up
