Monthly Board Meeting
We are pleased to announce that our monthly board meeting will be held on Tuesday, June 17th at 6:00 PM. A bulk of the meeting will be dedicated to community updates. We aim to formalize the existing rules for the pool, clubhouse, gym, and playground. There are no new rules being introduced, but we want to ensure everyone is clear on the guidelines. Additionally, we will discuss the request for new mulch at the entryway and consider whether to use rocks or mulch to enhance the appearance and safety of our community.
Community Clean-Up Continues
We are excited to share that our community clean-up efforts are making great progress. Recently, several trees have been removed on Claiborne and Tamarac, and the difference is remarkable! These improvements are part of our ongoing commitment to maintaining a beautiful and safe environment for all residents.
Trees between the sidewalks and street will continue to be removed over the next several months. We will definitely give everyone a heads-up next month when the next batch is being removed.
We are still seeking bids to grind the lips on the sidewalks to ensure smooth and safe walkways for everyone. Additionally, sod will be repaired next month to restore the lush green areas of our community.
Survey Results
We asked, and you spoke up! Thank you for providing your thoughts on the 2025 Stoneridge HOA Budget Surplus Survey. Here are the results of the community input on HOA budget savings:
- Lowering HOA Dues: 26 votes
- Allocate a Portion to Each Option: 12 votes
- Reserve Fund: 8 votes
- Community Improvements: 5 votes
Your feedback is invaluable, and we appreciate your participation in helping us make informed decisions for our community. We are taking steps to review the budget and future needs. Expect more budget meetings to come soon.
Roof Inspections
In the next 3-5 years, a majority of the roofs on homes built by Viera Builders will need to be carefully evaluated for replacement. This will require careful planning to ensure we get the maximum life out of each roof while also ensuring that the roofs are sound and your assets are protected. BFarr Contracting will be onsite this week conducting a number of roof inspections. They are a great group, and if you have any questions for them, please feel free to ask. This is part of our long-term planning efforts.
Lawn Care Transition
Creative Lawns has started in June maintaining our irrigation system. You might have seen their team walking the zones to ensure the sprinklers are correctly aligned. They will continue to work through repairs and problem areas over the next several weeks. The Lawn and Gardening team will start next month. We are planning to schedule a meet and greet for you to address any specific requests.
They will be working on a reflector system. If you choose to maintain your own shrubs, a blue or red reflector will indicate for them not to trim your bushes. They’ve been instructed to be proactive if they see any problem areas, but if you have a specific concern, please let us know so we can make sure they address it.
Entry Gate Landscaping
Entry gate landscaping is scheduled for mid-July. Irrigation issues should be resolved by then, allowing us to focus on the much-needed landscaping improvements. During the board meeting, we will discuss the funding request for mulch. There has been some discussion about whether to use rocks, mulch, or a combination of both in different areas in the entry.
Pressure Washing
We are currently working on a start date for pressure washing, which should begin next month. We are waiting on a water meter for the fire hydrants to ensure we aren’t using anyone’s water and can refill much more rapidly. Once a date is scheduled, we will send out more details in case you want to hire them for personal services such as your driveway or lanai.
Parking Reminder
We kindly remind everyone to be mindful of our community parking guidelines. Please avoid parking on lawns or sidewalks, blocking streets, or parking in front of fire hydrants. Also, remember that overnight street or clubhouse parking is not permitted. If you have a special request, please reach out to Dana at dana@keysenterprise.com for a parking pass. Entry Gate Repairs
The SOS module that allows emergency vehicles to enter the community has been repaired. You might have noticed the label on the entry pad for EMS. The gate company is still scheduled to regrease the gates. Since there are no grease fittings installed, they will have to be removed and greased. This time, grease fittings will be installed to make future maintenance a simple process.
