Exciting News: New Website Launch!
We are thrilled to announce the launch of our new website, https://stoneridgeviera.org. This site is a work in progress, and we have many exciting updates planned. It’s a valuable resource for all things Stoneridge and Central Viera. On the site, you can find association events, useful information, reservation forms, news, and much more. We’ll keep you posted as we add new features. If you have ideas for content or want to contribute, please contact us at hoa@stoneridgeviera.org.
Welcome Dana Weatherman
Let’s welcome Dana Weatherman to our association. She is our new CAM with Key’s Property Management. We are excited to have her aboard. In the short time we’ve had to work with her, she has proven to be very thorough and efficient in handling requests and issues. Definitely, if you have a concern or issue that hasn’t been responded to (or just want to say hi), feel free to reach out to Dana at dana@keysenterprise.com.
Palm Removal
This Saturday, a dead palm tree and some stumps by the entryway will be removed. The gate will remain open during this process. Please be mindful of the workers and traffic during the removal.
Parking Rules
Parking rules are still in effect: no street or clubhouse parking between 1 AM and 6 AM every night. Towing is enforced. Additionally, please do not park in front of fire hydrants, block sidewalks, or other residents’ driveways.
Entry Maintenance
Spring is here, and we will be giving the front entry landscaping some attention over the next few weeks. Lee Ann, Linda, Melissa, and Jesus have been working hard on a plan to improve the landscaping. We look forward to the improvements and will keep the community informed about the start date. If you would like to get involved, reach out and we’ll help make the connections – hoa@stoneridgeviera.org.
Pool Deck
Our pool area needs some TLC. The deck is cracked in many places and will eventually need to be replaced. Jon, Chad, and others are working hard to find the best solution to improve its appearance, repair the cracks, and repaint the deck. The pool will remain open while repairs are done in sections! Just remember, no cannonballs!
Clubhouse Cleaning
A big thank you to Phillip and Chad for their efforts in cleaning the clubhouse this month. A new cleaning service, “Flawless Cleaning,” will be starting in May. We look forward to their services.
Reporting Violations
Regarding reporting potential violations and concerns, the best venue for non-emergency issues is to email our CAM Dana Weatherman directly at dana@keysenterprise.com. She is well positioned to address concerns and can involve the appropriate resources to investigate and remediate if needed. Issues such as speeding, parking concerns, noise complaints, etc., are just a few examples. As always, if you have a specific request, please submit it through the Keys Owners Request Portal: https://home.keysenterprise.com/community/new-request.
Hurricane Shutters
We’ve been reviewing the guidelines for hurricane shutters for both Stoneridge and the broader Viera community. It’s always a balance between preserving the aesthetics of the community and giving owners the opportunity to protect their assets. The hurricane shutter guidelines definitely fall into this category. This took a bit of research to understand both the District and Central Viera’s rules. Keep in mind that no rules, policies, declarations, bylaws, or actions by the board for the Stoneridge District Association can overrule Central Viera’s governing documents, rules, and policies. CVCA has clear guidelines regarding shutters: if shutters are color-matched to the building, accordion-style, and used for security purposes, they can remain closed while you are traveling. Temporary non-matching shutters are allowed two weeks before a hurricane and must be removed two weeks after. The rules are well defined and can be found on the CVCA residents’ portal. If you have any questions, please feel free to reach out to Dana at Keys for clarification and to see if your shutters and situation apply.
Bulk Item Disposal
For bulk item disposal, please call WM to schedule a pickup. Customer Service: 321-723-4455. They do not automatically pick up these items.
Community Walkthrough
Property management and some board members will be conducting a thorough walkthrough next week throughout the community, front and back of your homes. Drainage is a significant issue, compounded by gutters, drainpipes, and irrigation. We aim to understand the broader problem while addressing individual issues.
Rules and Regulations
Colleen, Barbara, and Chris continue to work on refining and determining the best way to communicate our rules, regulations, and policies for the association. We want to ensure these are readable and easily accessible to everyone in the association. These include the clubhouse reservation process, parking permits, parking rules, and more.
Closing
Thank you for taking the time to read our newsletter. We appreciate your continued support and involvement in our community. If you have any questions, suggestions, or concerns, please don’t hesitate to reach out to us at hoa@stoneridgeviera.org.
Stay tuned for more updates and exciting news!
Warm regards,
The Stoneridge Viera HOA Team
